LOCATION: The Cuchilla Pasture Ranch lies near the three corners of Jim Wells, Kleberg and Brooks Counties 7 miles
east of Falfurrias, 15 miles west of Rivera, 31 miles southwest of Kingsville, 42 miles east of Hebbronville and 75 miles
southwest of Corpus Christi, with frontage on Highway 285. The ranch has a great location bounded by the King Ranch on the
north and Highway 285 on the south.

This area is well known for producing diverse wildlife and is encompassed by the Texas Tropical Trail. Popular vacation
spots like North or South Padre Islands, the Rio Grande Valley, and Mexico are all a short distance away. Private air facilities
are located at the paved/ lighted 5,000 ft. Jim Hogg County Airport at Hebbronville. Commercial service is available at Corpus
Christi and Harlingen International Airports.

TOPOGRAPHY, VEGETATION & WILDLIFE: The Cuchilla Pasture Ranch is gently sloping to flat with two
low waterways or creek bottoms extending through the northeastern and southwestern corners of the property. The vegetation
is primarily open motted grass pasture with thicker brush and trees along the common border with the King Ranch. The majority
of the ranch is fine sandy loam soil with good moisture retention capacity.

WILDLIFE: The ranch has been well-groomed to accommodate large numbers of bobwhite quail; as well as,
being located in a natural fly zone for dove hunting. Deer and hog are present, particularly along the King Ranch border.

WATER: Water is plentiful on the ranch with two water wells and four tanks strategically placed throughout the property.
IMPROVEMENTS: In addition to the two water wells, the property is low-fenced with one cross fence on the southern
half of the ranch. A well-maintained caliche road traverses the ranch from the entrance of the ranch to the NW corner of the
property and along the western boundary.
